Jeonse, wolse and the real cost of a room

A low monthly rent can hide a large deposit or extra charges. Compare the whole arrangement before choosing a room type.

Know the basic terms

  • Wolse usually combines a deposit with monthly rent.
  • Jeonse uses a much larger deposit rather than ordinary monthly rent; deposit risk still needs careful checking.
  • Apartments, officetels and smaller multi-household buildings can have very different management arrangements.

Compare the total cost

  • Ask separately about the deposit, rent and management fee.
  • List utilities, internet, furniture and any one-off brokerage or moving cost.
  • Check what happens to your deposit and recurring charges at the end of the agreement.

Choose for your routine

  • Walk the route to campus or work at a time you would normally travel.
  • Check daylight, ventilation and the distance to groceries and transport.
  • For a short stay, compare the full cost of flexible accommodation before taking on a long contract.

A little Korean goes a long way

  • 관리비에 무엇이 포함돼요? — What is included in the management fee?
  • 보증금은 얼마예요? — How much is the deposit?
