What to check before signing a Korean lease

The important numbers and promises belong in the written contract. Slow down at the signature stage, even if the room looks right.

Match the people and property

  • Check the exact address and unit against the home you viewed.
  • Ask the broker to explain the ownership record and any registered rights or secured debts.
  • Confirm the identity and authority of the person signing for the landlord.

Read the money and timing clauses

  • Check the deposit, monthly rent, payment dates and contract period.
  • Get the management charges and agreed repairs written down clearly.
  • Ask what notice and costs apply if your course or job ends earlier than expected.

Keep the evidence

  • Take away your signed copy and retain payment records.
  • Ask a housing adviser which registration, reporting or deposit-protection steps apply to your situation.
  • If a clause is unclear, get an explanation before paying; translation alone may not explain its legal effect.

A little Korean goes a long way

  • 계약서를 설명해 주세요. — Please explain the contract.
  • 이 내용을 특약에 넣어 주세요. — Please include this in the special terms.
